The Centre on Thursday (3 April) said that the environment clearance for the northern part of the Hyderabad Regional Ring Road has been granted.
Further, the work on preparation of detailed project report (DPR) for the Southern section of the project is underway.
In a written reply to a question in the Rajya Sabha, Road Transport and Highways Minister Nitin Gadkari said that the Telangana government has requested the Central Government for sanction of Regional Ring Road for Hyderabad city.
He added that the state government also “gave an undertaking to bear 50 per cent of the land acquisition cost of the project”.
However, the minister added, that the “tripartite agreement for the sharing of land acquisition cost is yet to be signed”.
He shared that the alignment for the Northern part of Hyderabad Regional Ring Road has been finalised.
The minister said that the Central government has received a request for sanction of the Regional Ring Road at an estimated cost of Rs 34,367.62 crore.
“The Environment Clearance for the Northern part of the Hyderabad Regional Ring Road has been granted on 18.03.2025,” Gadkari said.
“The Detailed Project Report (DPR) for the Southern part of the Hyderabad Regional Ring Road is in progress,” the minister said, adding that the project will be taken up “based on the outcome of the DPR and inter-se priority of the work”.
🛣️ Hyderabad Regional Ring Road (RRR): A Mega Leap Towards Telangana’s Infrastructure & Real Estate Growth
Hyderabad is racing toward a more connected and developed future, and the Regional Ring Road (RRR) project is at the center of this transformation. With the northern section now receiving environmental clearance, and the southern section’s DPRF (Detailed Project Report & Feasibility) underway, this ₹34,367 crore project is more than just a road — it’s a catalyst for regional development.
📍 What is the Hyderabad Regional Ring Road?
The Regional Ring Road (RRR) is a 338-km six-lane expressway that will form a second outer ring beyond the existing Outer Ring Road (ORR), circling Hyderabad.
It’s planned in two key segments:
- Northern Section: 158 km (Environmental clearance granted ✅)
- Southern Section: 180 km (DPRF in progress 🔄)
The RRR will connect 20+ national highways and state roads, enhancing movement of goods and people across Telangana.
🚧 Budget & Execution
- Total Project Cost: ₹34,367 Crores
- Execution Agency: National Highways Authority of India (NHAI)
- Mode: Likely under PPP (Public Private Partnership) or EPC model
- Timeframe: Construction expected to begin soon after land acquisition
🚀 Benefits of the RRR Project
✅ 1. Decongestion of Urban Traffic
With thousands of vehicles entering Hyderabad daily, the RRR will reduce the load on the ORR and inner city roads.
✅ 2. Boost to Industrial Growth
It will enable better connectivity for industrial corridors, pharma parks, SEZs, and logistic hubs, especially near:
- Sangareddy
- Toopran
- Yadadri
- Ibrahimpatnam
- Kothur
✅ 3. Enhanced Rural & Suburban Development
The project will uplift over 40 towns and villages, integrating them into the economic mainstream and opening up new employment opportunities.
🏠 Impact on Real Estate: A Goldmine for Investors
If you’re into real estate, this is your wake-up call! The RRR is expected to revolutionize real estate in areas located along its stretch. Here’s why:
🌟 Appreciation Potential
Land prices in regions like Shadnagar, Yadadri, Bhongir, Chevella, Keesara, Ghatkesar, and Ibrahimpatnam have already begun climbing.
🌆 Rise of Satellite Towns
Many underdeveloped areas around Hyderabad will evolve into well-planned satellite towns with residential layouts, schools, hospitals, and commercial zones.
🏗️ New Projects in the Pipeline
Several real estate developers are already launching plotted layouts, villa communities, and gated flats in anticipation of the RRR boom.
🔮 Future Outlook
The RRR will act as Hyderabad’s lifeline for the next 25 years, shaping:
- Smart city extensions
- Green zone developments
- Industrial expansion
- World-class logistics parks
Real estate experts predict a minimum 30-40% value appreciation in lands located within 5 km of the RRR belt in the next 3–5 years.
📢 Final Words from Replotify
“The Hyderabad RRR project is not just about road infrastructure—it’s about creating new hubs of growth and opportunity across Telangana. Now is the time to invest smartly.”
